Our Origins
The Lowcal Spotlight was founded by Jason Fletcher, a 30-year veteran of the real estate industry. Early in his career, Jason developed what he called “Market Report Marketing” — writing and mailing valuable market reports to residents in the areas he served. His belief was simple: provide value first, and if you deliver enough value, solicitation becomes unnecessary. People will seek you out.
Over time, Jason refined this approach by creating market reports for individual subdivisions, which proved even more successful thanks to their personalization and the curiosity they generated. However, this kind of marketing was also expensive and time-consuming.
The Co-Op Breakthrough
To reduce costs without sacrificing reach, Jason pioneered a co-op advertising strategy. Instead of sending a small solo mailer, he switched to a large 9×12 postcard that doesn’t fold, doesn’t hide in an envelope, and simply can’t be ignored.
He then invited trusted home service providers—people he knew residents hired regularly—to advertise on the reverse side. The result was a win-win:
6–10 non-competing businesses plus Jason could now afford to reach multiple subdivisions across several counties.
Each business received solo-mailing levels of exposure at a fraction of the cost.
At first the comparable response rates were surprising, but soon the reason became clear: if the card is also marketed properly then residents expect it, they review every service provider on it just as carefully as they would a solo mailer. In fact, Jason discovered that having providers referred by a trusted real estate professional often generated even better responses than a solo mailing from an unknown company.
Today’s Lowcal Spotlight
Now, as Jason nears retirement from real estate, he has revived and expanded this proven model to help other real estate professionals and local businesses benefit from the same co-op power. As he puts it, “It’s an absolute no-brainer for everyone involved.”
